Lease Extension and Enfranchisement Fees

We offer a range of fees and services to suit your particular requirements.

Lease Extension

  • Valuation - We offer fixed price valuation fees with a reduced valuation fee for work in our immediate geographic locality. Our standard valuation includes an inspection of the property, studying the lease and the calculation of the lease extension premium valuations. We are also able to offer discounted fees when a number of leaseholders proceed at the same time.
  • Negotiation - We charge separately for negotiating terms and premiums on your behalf. Negotiation fees are normally charged on a time cost basis subject to an agreed maximum fee. We are also in some circumstances able to offer a reduced fixed price negotiation fee.
  • Desk Top Valuation Appraisal - If you are selling or buying a property and require a basic valuation assessment perhaps as a guide to determine if terms offered by a freeholder are reasonable we offer a desk top valuation service. This is only available where Estate Agents details are available and is not suitable to provide figures for the service of a formal notice or detailed negotiations.

Enfranchisement (Freehold Purchase)

  • Valuation - We offer fixed price valuation fees with a reduced valuation fee for work in our immediate geographic locality. Our standard valuation includes an inspection of the block, including flats internally, studying the leases and the calculation of enfranchisement valuation costs. Our fees will very much depend upon the number of flats within a particular block.
  • Negotiation - We charge separately for negotiating terms and premiums on your behalf. Negotiation fees are normally charged on a time cost basis subject to an agreed maximum fee. We are also in some circumstances able to offer a reduced fixed price negotiation fee.

Preparation and attendance/representation at a Leasehold Valuation Tribunal Hearing

On the occasion when reasonable terms cannot be agreed for a lease extension or enfranchisement, then we are able to prepare a detailed submission on a disputed valuation for consideration by a Leasehold Valuation Tribunal and represent you at the subsequent hearing both as expert witness and advocate. Our fee is charged as a pre agreed fixed fee which will vary according to the number and complexity of valuation issues in dispute.
